In order to develop the land market reasonably and strengthen the control of local government,how to build a reasonable and scientific standard land price system is what we need to explore at present.In the study of land grading and benchmark land price,most of the domestic scholars are involved in large and medium-sized cities and coastal areas,but there is little research on the economic weak areas in the central and western regions.Taking 2019 as the time node and Chenxi County urban construction land as the research object,the paper uses the multi factor comprehensive evaluation method to divide the levels of commercial,residential and industrial land,and builds a mathematical model based on the land level to determine the land price corresponding to the level.Finally,through the two evaluation time points of 2014 and 2019,it analyzes the change of research methods and Chenxi The change of land grading and standard land price in county urban area.The results show that the area of land grading and evaluation in Chenxi County has increased by 726.70hm2,the average increase of commercial land price is 24.40%,the average increase of residential land price is 42.00%,and the average increase of industrial land price is 6.00%.The main conclusions are as follows:(1)With the development of the city,the evaluation scope of Chenxi County increases,and the area of all kinds of land is on the rise.(2)The first grade land of commercial and residential land is mainly distributed in the center of urban area to adapt to the area where the first grade commercial service center is located,which reflects that the prosperity of commercial service has a significant impact on the land level.The periphery of grade ? is surrounded by grade ?and grade ? and gradually transits to the lower grade.(3)The central circle of land level in Chenxi County is gradually expanding outwards,and the overall pattern of land level is gradually decreasing from the old urban area as the center to the periphery,to the east of the old urban area and its periphery,and gradually decreasing outwards(4)In 2014 and 2019,the land price of Chenxi County urban area has increased in the two rounds of benchmark land prices,including commercial,residential and industrial land.The benchmark land price of residential land and commercial land has increased greatly,especially the benchmark land price of residential land has increased rapidly.In addition to the first level,the other four levels of commercial land price increase is particularly prominent.The price of industrial land has increased slightly,but the performance is particularly stable due to the influence of macro policies and non market factors such as land acquisition cost transfer.(5)From 2014 to 2019,the social economy of Chenxi County will rise rapidly between the two rounds of benchmark land prices.With the development and improvement of urbanization in the future,all kinds of land of different levels and uses will rise to different degrees,especially the land on the edge of the city,with the improvement of infrastructure,there will be a large rise in space.
