The intellectual urban complex (HOPSCA) is an advanced form of urbancomplex, also is the inevitable trend of the development of commercial real estate inmodern society. The intellectual urban complex is an important direction for thedevelopment of commercial real estate, and is becoming the most important choice ofthe developers, and it will be the most important part of the city in the future.Generally it is in a traditional or emerging commercial centers, including thecommercial, hotel, office, residential, senior clubs, and many other forms of businessand these forms have an interaction function. Obviously the intellectual urbancomplex’s construction and development is inseparable from the city, and the city areclosely related. It can be said intellectual urban complex is the product ofconcentration of urban functions, but compared with the cities, both in the district andfunctionality are more complex. Meanwhile, developers and operators, thedevelopment and operation of intellectual urban complex are more challenging. Theintellectual urban complex’s building must fully take into account the economicsituation at home and abroad, the city’s political and economic development, andmany other elements of the development location.Based on the research of intellectual city and urban complex, this paper proposethe concept of intellectual urban complex, and we also talk about the feature and thetechnology of the intellectual urban complex. Combining the example of Xvhui Binjiang, we analysis the external environment of building the complex and talk aboutthe content of Xvhui intellectual urban complex. Through the analysis of therelatively mature complex, as well as the judgment of Xvhui Binjiang, the paperconsider it as the basis of the choice of different types of business. Then the papergives the introduction of the property management and talks about what kind ofpatterns and contents should be adopted in daily property management. At last, thispaper gives some advices about how to manage the intellectual urban complex.Based on the business operations, architecture property management and othertheoretical study of different professions, this paper list and analysis some nodes needto be pay attention, and talk about how to avoid some of the difficulties in thepost-operation of the intellectual urban complex. Discussing the commercial and thereal estate in an integrated way, there are some innovation in this paper.
