In recent years, with the increasingly competitive environment and strict regulationof the real estate industry, the real estate industry was facing the transformation ofdevelopment and innovation models. Cultural tourist real estate, as a new form of realestate development, provided a good platform for the co-development of culturalindustries, tourism and real estate. Cultural tourist real estate will also become the focusof widespread attention. But according to the domestic and foreign literature, theresearch of cultural tourism real estate was relatively rare. For these reasons, this articlestudied on the factors which affecting the selection and evaluation for the developmentmodes of cultural tourist real estate projects in Xi’an. We established an evaluationindex system to evaluated the development modes. After that the author used theDaming Palace Ruins District Renovation Project as an example for the evaluation andanalysis which verified the feasibility of the model.The paper made a brief introduction to the need for cultural tourism real estateresearch and its development background firstly. Based on research of cultural tourismreal estate and tourism real estate, we made a definition of cultural tourism real estates’s concept, characteristics and development status of cultural tourism real. Thus culturaltourism real estate project development modes are classified. In this paper, we divided itinto five categories: the development of leisure tourism estate based on the preservationof original architectural culture, the development of tourism business real estate basedon the local culture, the development of residential real estate based on the local culture,the with the Land of the cultural, modern innovative development of leisure tourismestate, and integrated tourism estate. Analyzed by the factors which affecting theselection and evaluation for the development modes of cultural tourist real estate, the article used the Delphi method to select these factors on the basis of the importancedegree of indicators.After that, we combinedAHP, Entropy Method and FuzzyIntegrated Evaluation to establish a development modes selection and evaluation model.The last part, the paper taking Daming Palace Ruins District Renovation Project as acase study to verified the feasibility of the model.
