With the development of market economy, investment in real estate is increasinglyactive, and it comes to be one of the most important parts in Chinese national economy. Itis generally known that the exploitation of real estate is a kind of huge social activity withthe characteristics of great investment, high risk, and numerous limited factors. As the mostcrucial work in the prophase of investment, an effective feasibility report could help thereal estate investors to realize the project target with less investment, high profits and quickcapital recovery. In order to take advantages in the fierce market competition, a feasibilityreport is of vital important before the exploitation of project.To be the leader in the process of Chinese reformation and opening, Shanghaiexperienced a rapid growing period in real estate industry, which has attracted more andmore real estate investors has come into this market. This article will firstly interviews thebackground, condition and operations of project; the predictions and analysis of regionaleconomic market will also be presented in order to clarify the project orientation.Meanwhile, this paper will further explore the conceptual design and investment returns ofproject, so that the project investment effects can be calculated and evaluated. All the aboveeffort aims to achieve the final objective of this article, which is to provide a scientificsuggestion for Kaisa Company to make investment decision,and to realize the marketvalue of project in Changning District, Shanghai.
