The thesis, which starts from the theory of quality management, introduces thedevelopment process of quality management, the process of forming and its factors ofthe construction quality，quality management system and its important role in buildingproducts quality management. It combines with the status of our engineering qualityconstruction products and describes the quality problems and its cause of the realestate development enterprises-J Company. To solve the quality problem of JCompany, The thesis deeply studies The basic content of the construction projectquality management and the nature, characteristics and composition of project qualitycontrol system, follows ISO9000;2005Quality Management System Standard,establishes a quality management system, which consists of establishing customerservice department, determining the quality of management objectives, establishingprocess controller, providing quality assurance resources, establishing inspection andacceptance system, failure handler, establishment of reward and punishment systemand continuous improvement methods. The quality management system setup processrefers to not only mature quality management theories (including Total qualitymanagement thinking and PDCA Mass circulation patterns) but also practical methodexperience (such as real measured amount of third-part, quality opening supervision8-a-side team and so on).After the establishment of quality management system, thethesis discusses the implementation of quality control systems through actual case ofA5project. For each stage of the implementation of quality control, the systemconsists of construction preparation phase (Pre-control), construction phase (Things incontrol) and completion and acceptance stage (Later control) combined with fivefactors that impact engineering quality which are human factors, materials andequipment factors, the construction of mechanical factors, technical factors,environmental factors, referred4M1E.The thesis, which analyzes and studies the quality management system andquality control methods, not only solves the quality problem of the J company butalso enrichs the experience of the project management and quality control of Realestate development companies. The quality management system and the practice ofcontrol methods in this thesis are specific applications of modern engineering qualitymanagement theory in real estate development project. It has practical and socialsignificance to real estate business project quality management.
