Research On Rural Housing Industrialization Development Strtegy In Our Country

In our country, rural residential is extremely irregularity which are resulted from the traditional construction way that has a number of problems such as low construction quality, disordered function division, high energy consumption, low production efficiency, long construction period and so on. With the continuous development of economy and the improvement of living standards of farmers, the traditional way of residential construction can no longer meet the requirements of people on housing. Therefore, under the background of new rural construction and new urbanization with energy conservation and environmental protection requirements, the application of housing industrialization promoting rural residential construction is the fundamental way to raise the level of rural residential construction, to improve farmers’ living environment and to implement the scientific concept of development.At present, in our country, housing industrialization is still in the primary development stage in the city and the practice in rural areas is even less. Kang Xin garden, in Zhejiang province, is China’s first implemented comfortable housing project in the countryside that the industrialization mode, the concept of health, housing design, saving energy and reducing consumption are obtained unanimous recognition in the industry. However, Zhejiang region is very affluence so that it is not suitable for guiding the practice of the national rural housing industrialization; there is lack of complete model to promote the development of rural housing industrialization in the aspects of policy, technology, economy, and market environment and organization management. Based on the present situation on rural residential construction and in order to clarify the elements in the process of development of rural housing industrialization, the advantages, disadvantages, opportunities and challenges of housing industrialization are analyzed. The advantages is to analyze good aspects of housing industrialization compare with the traditional residential; Disadvantages is to analyze inadequate of housing industrialization itself; Opportunities is to analyze factors of external environment that can promote rural housing industrialization development; Challenges is to analyze factors of external environment that can hinder rural housing industrialization development, Then lists the SWOT tables to get SO, WO, ST, WT strategy.To promote the smoothly and rapidly development of housing industrialization in rural area, according to the result of SWOT analysis, and absorbing rural housing industrialization successful experience in foreign countries, six aspects of strategies are put forward:(1)In policy aspects, build rural housing industrialization laws and regulations systems and incentives policy;(2)In technical aspects Perfecting the rural housing industrial standardization system, enhance the intensity of supporting technology study and build information platform;(3)In financial aspects, explore diversified professional financial organization, established the market of residential mortgage;(4)In industrial chain integration aspects, to make the industrial bases be a leading role and foster the service industry to integrate industrial chain;(5)In gradient promoting the development of rural housing industrialization, to ripen the affluent and high housing consumption propensity towns, thrive underdeveloped rural economy, and transform its original residential;(6)Strengthening the management and training talents, the guarantee policy in place, and raise three kinds of training model.
