| The price of land is not only an important indicator for the supply and demand of land market as well as the market fluctuation, but an crucial means to judge the land market fluctuation, adjust the supply-demand relationship of land market and affect the urban land utilization and development directly. The price of land as well as its changes will not only reflect the land supply and demand relationship as well as the market change directly, but affect the urban land development and utilization speed and structural features. With the fluctuation of land price, the changing economic supply of land will lead to the continuous adjustment of land utilization structure. The land supply shall be taken as the “main valve†to adjust the industrial structure so as to affect the development of urban economy. The standard land price refers to the public land price reference standard issued by the government. At present, as the basic foundation to carry out the land price evaluation in China, the standard land price plays a leading role in the land price evaluation in China, promotes the social and economic development effectively and improves people’s living standard.This paper conducted the research analysis by taking Handan as the example, collected the urban land graduating situation of Handan in 1993, 1997 and 2008, investigated the overall social and economic development data in Handan and compared the third urban land grading in Handan with the standard land price. Besides, this paper conducted systematic research analysis by combing the computer statistical software such as EXCEL, SPSS etc, evaluated the standard land price in Handan comprehensively and concluded the rationality of layout and distribution of standard land price as well as its fluctuation change rule in Handan. The author further clarified the significance of standard land price and analyzed its assistance function in the process of urbanization as well as its important meaning to the social and economic development.The research indicated the urban standard land price in Handan is increasing continuously with the time going, which presented the gradual decreasing tendency from the urban central area to the surrounding area in the space. The standard land price with different types and classifications varies from the correlation of economic development indicator. The government administrative departments can formulate reasonable land price, guide the optimal allocation of resources, optimize the urban land layout, improve the land utilization level, help to relief the land supply and demand conflict in China and enhance the healthy development of the land market. |
