Standard Land-value is one types of the legal publication prices. This standard Land-vale is defined as the average price of land which is based on a specific period of temporal dimension and a specific homogeneous area, reflecting the dynamic status of development in land resources market and, the law of Land-value Distribution in space. It is significant for us to update Standard Land-value precisely and timely, which brings benefits in flexible policy of adjustment of Land-value, progress of land resource market in a healthier and more stable way, and rational resource allocation. There are great deals of approaches and methods for Land-value price updating, however, what really matter to us are both investing longer period of time in updating and mistakes in timely-based figures. The author conducted deep analyses in updating Standard Land-value by using Land-value Survey as a method, based on studies of theories nationally and around world, and under the help of dominated Land-value survey system. The main objective is to apply the theories into practice.This dissertation is to start from building the system of Dynamic Land-value Survey, testing and verifying the rationality of land-vale survey spots allocation in order to ensure the accuracy and correct of conclusion upon land-value updating by mean of space analysis software named Surfer8.0. In addition, this dissertation is to update and evaluate standard Land-value by using Spot-Survey approach and Land-value index respectively, and makes a comparison for different Standard Land-value between traditional approach and two approaches mentioned above that would be applied in this dissertation. Following the contrast, the author realized that there are differences among the results to some certain extent. The last chapter is to conduct analyses in reasons for the difference in Land-value, and conduct the conclusion that collecting of different types of Land-value survey samples, using different methods in valuation will cause different outcomes and figures. The numbers of survey spots set up and positions allocated under the premise of terms and technical conditions, are not so reasonable that they would affect the accuracy of survey outcomes and figures. Above all, it has been considered as more convenient, reasonable approaches for imposing Dynamic Land-value survey on updating Standard Land-value.
