The real estate is known as the important pillar industry of the national economy, dueto the intensive capital, high correlation; it plays an important role for the healthy andstable development of national economy. And it also affects the people’s livelihood andsocial stability. As an important part of real estate, the price rising of commodity residentialhouse in recent years has affected people’s living standard and the healthy development ofthe national economy. In this paper Baoding city commodity housing market is theresearch object. In order to find the influence factors of Baoding city commodity housingprice, we research the relevant problems of Baoding city commodity housing price, aim toexplore the real driving factor behind the Baoding city commodity housing price, andprovide reference for the decision-making of relevant interest groups.Combined with the Baoding city housing market data, this paper analyzes two aspectsof macroscopic and microscopic factors. According to Baoding city commodity housingmarket related data in2000-2012, the macro aspects analyze the relationship between thecommodity house average price and its influence factors from macroeconomic factors,demand factors and supply factors. Micro aspects, according to Baoding secondary markettrading data in the fourth quarter of2013, analyze and summary the relationship betweencommodity residential house prices and attribute characteristic factors. In this paper, themain conclusion is: in terms of macro factors, the macroscopic factors that affectcommodity house average price of Baoding area mainly come from the supply side,including completed investment of Baoding city commodity housing in one year and landcosts. In terms of microcosmic factors, building area, decoration, covered have a positiveeffect on housing price; Room age, floor, plot ratio have a reverse effect on housing prices.This is in line with the reality, illustrates the effectiveness of the model.This paper is divided into seven chapters to discuss: The first chapter puts forwardpaper’s research background, purpose, significance, research status at home and abroad, themain research content and structure. The second chapter discusses the related theory ofcommodity housing market, mainly summarizes the concept, characteristics and price ofcommodity housing form and so on. The third chapter is summary of the influence factorsof commodity housing, including general factors, regional factors and individual factors.The main content of fourth chapter is the Baoding city commodity housing marketcharacteristics and the forming reason. This chapter introduces the general situation of Baoding, Baoding city commodity housing market investment condition, demand andsupply conditions. The fifth chapter and sixth chapter is the main part of this paper, fromthe perspective of quantitative, analyze the macro and micro factors. Using the statisticalsoftware SPSS, adopt the method of regression analysis, the two chapters respectivelyestablish the macroscopic factors model and the micro factors model. The seventh chapteris conclusion and suggestion.
