After decades of development, the real estate industry has become the pillar industry in China, and it has great effect that cannot be ignored in all aspects of the country’s economic development, such as urban construction and improvement of living environment. Along with China joining the WTO, more and more foreign enterprises take part in the competition in China. Combined with the intensified macroeconomic regulation and control from the government, increasingly fierce competition between real estate enterprises is emerging, in addition small and medium-sized private enterprises face more severe challenges. However, the company’s internal management problem has become the bottleneck preventing the private enterprises from developing. Thus more and more managers gradually realize the importance of human resource management, and also step by step increase the investment in human resources. As Peter Drucker said:"The purpose of all the enterprise’s activities is to improving performance!" we know the management of performance has become the key point in modern enterprise’s management. In other word, the whole process that build a company’s performance appraisal management system, try to motivate the employees by the process and result of performance appraisal, improve their performance, so as to realize the enterprise’s performance, has become the focus of modern enterprise human resources management.Dalian Yitong real estate (hereinafter called YT) is facing the same bottleneck as one of the private enterprises. Based on the research of performance management theory and performance appraisal system, the existing problem of YT on performance management is sufficiently studied, and the cause is revealed by study combined relevant theories and characteristics of real estate industry. After that, some countermeasures and suggestions are provided, which are helpful to modify the existing performance appraisal and performance management system, and to lay a strong foundation for the development of the company.
