The amount of the economy of our country has become the second place all over the word since the21st century. As the report of the18th National Congress of the CPC propose that China will adhere to march on the new path of urbanization, the real estate industry ushered in the new chance of the development. Due to the project of the real estate’s development belongs to the capital-intensive project, which has the characters of the large capital investment and the long construction period, the project of finance will take the high risk. It’s the key for the project of the real estate whether the financial evaluation of project can be done well or not.This paper introduces the financial evaluation situation and development trend of the research in China and abroad by studying the theory of the financial evaluation. It explains that the rigorous financial evaluation system has played a key role on the sustainable and healthy development of real estate enterprises, through analyzing the indicators of real estate project.Shenyang Chengda Group was founded in1997. it has become a comprehensive group enterprise of several wholly owned subsidiaries and has engaged extensive business. Today the real estate industry is one of the major industries. Shenyang Zhucheng Real Estate Company, a subsidiary company, has the problems in financial management in the process of development, which contains the imperfection in the internal management system and cost accounting management system, the extensive for management function and the lack of the talents for managing and deciding. All these have seriously affected the company forward.The purpose of the paper is to improve the project financial management level of enterprises by evaluating the Chengda Digital International Plaza scientifically. The paper is divided into five parts:first, introduction, expounding the research background and ignificance; second, the related theory of financial evaluation, putting forward the theory basis of the real estate project financial evaluation; third, the description of the project profile, background and present situation; fourth, project financial evaluation, which can prevent and control financial risk; fifth, conclusion, offering a reasonable proposal according to the problem.The paper indicates that the theory and method of financial evaluation are the core content of the real estate project. In the process of decision-making, to supervise and control the financial evaluation and to provide scientific and effective decision-making basis are necessary, so as to achieve the target of maximizing the enterprise comprehensive benefit.
