Financial crisis originated in the United States and after swept the globe in2008.Globalization of the world economy today is the mainstream, no country can bespared in this financial tsunami. The2008financial crisis cause in the real estateindustry mainly because of the sub prime crisis. There were so many bankruptcybecause of lots of reasons, but it’s still a financial problem ultimately. Forexample, lack of financial control, financial difficulties, cash flow fracture problemscouldn’t be solve timely or lack of prevention for the financial crisis. Then the thecompany eventually couldn’t support itself but declare bankrupt. Even in08financialtsunami has in the past six years, in2014, we must also be real estate as one of the mainproblems to be research, real estate industry is examined closely, provide the basis forthe development of the industry in the future. Since2007, China’s real estate businesshad been the hot-spot, and there were a lot of money flowing into the real estateindustry. Because everyone wanted to share the profit, leading to housing prices risingand the real estate industry reaching a climax period.However, the housing problemwas not just the enterprise management problem or only a basic phenomenon of themarket. The housing problem had the relationship with national economy and people’slivelihood, and it is the industry which closely linked people’s life. Our country lookedthe real estate industry as an important indicator of national economic development,and had obligation to make corresponding regulation to the real estate industry in orderto ensure social livelihood. like the country adjusted the investment direction tomaintain the sustainable development of the society.In recent years, the country hasmade a series of adjustments through monetary policy and fiscal policy on the real estate, including restrictions on lending rates, tax policy and so on.Theinternal and external environment of our country’s real estate was serious, and the realestate industry faced a difficult situation.Our county’s real estate companies couldn’tcontrol the company’s financial completely, so they couldn’t find the company’sfinancial problems that appeared in the process of business activities timely. When theproblems were gradually revealed, the companies has been unable tosolve.Comprehensive domestic and international situation, the nationalmacroeconomic regulation and control financial risks and real estate company itselfthree point of view, is necessary to establishing financial crisis warning model, themodel for real estate companies to understand their financial situation, find out thecompany’s financial potential danger, which can prevent financial risk from thesource, for one of the listed real estate enterprises is a very practical tool formanagement and decision making.First of all, this article introduced the background, purpose and meaning of theresearch simply, then further analyzed the warning research on the present situation ofthe financial crisis at home and abroad to confirm the research direction and methodof this paper.So the foundation was laid for the lasted research and verificationof the article.Secondly, the artical introduced the basic theory of financial crisiswarning, then outlined the definition of financial crisis and what kind ofcharacteristics the financial crisis had. The related theory and the structure of thefinancial crisis warning was studied furtherly, and the financial crisis warning modelwas summarized from qualitative and quantitative.Thirdly, The artical analyzed thereal estate listed company financial crisis theory, including the development of ourcountry’s real estate industry, the performance of the financial crisis. and the specificreasons on the financial crisis of the real estate listed companies was analysised fromthe macro and micro factors.The focus of this article part is empirical research. UsingSPSS software and principal component analysis (PCA), CV model, hypothesis testing, which base on the theoretical research of selection model. Then determiningthe accuracy of the model, analysis the reasons and reaching a final conclusion,weput forward some modified suggestion.
