After years of development,China's cities and towns have expanded rapidly,and the speed of urban development has been accelerating.As a material carrier of urban development,it is of great importance to strengthen the management of the land market.In the process of land development and utilization,a variety of land types are derived,among which the public welfare land is more and more important in the market environment as a special kind of land.In recent years,the state shall encourage private capital to participate in public welfare projects,public welfare project number increasing,at the same time to prevent the loss of state-owned assets,and the definition of land for public welfare,and the evaluation of prices is still lack of reasonable and effective standards,to define and price evaluation become an urgent need to solve the problem.Based on the definition of land for public welfare and the influence factors of affect the price of land for public welfare as the main research content,from the view point of the meaning of land for public welfare and classification of present public welfare land demarcation.Secondly by building commonweal land price index system of influencing factors,and each index factor,so as to screen out the main factors affecting the price,then according to the field survey data to establish public welfare land price model and the empirical analysis,finally to study land price formation mechanism for public welfare and to provide the reference price evaluation.This paper is divided into eight parts.The first part summarizes the research background,research purpose and significance of the article,and introduces the main research contents of the article and analyzes the technical route.The second part includes the related theories and the summary of the research status at home and abroad.The third part defines the public welfare land from its meaning,features,functions and classification.The fourth part of the basic situation of the public welfare land in anhui province in this article,the author do to determine the research site,respectively at the corresponding level and administer feixi county,hefei,anhui province,feidong,changfeng county,anhui and administer and county at the corresponding level and dangtu,wuhu at the corresponding level and governs the wuwei county and wuhu county,fuyang city and governs the taihe county at the corresponding level and jieshou,four city nine county,based on research results analysis the cities public welfare land,the main problems existing in the course of a transaction.The fifth part lists the factors thatinfluence the land price of public welfare land,and establishes the index system of influencing factors according to the classification of public welfare land.Sixth part according to the part of the content on the influencing factors of land for public welfare land price in factor analysis,according to the factors of contribution rate selected seven factors: population in urban area,the surrounding industrial land prices,distance to downtown,infrastructure assurance degree,public facilities and convenient degree,area per capita disposable income of land expropriation compensation standard as the index to build model.In the seventh part,according to the seven factors selected in the sixth part,combined with the field survey data,SPSS software was used to establish the model of influencing factors of the land price of public welfare and the empirical analysis.The eighth part,the research conclusion,summed up the article's main research achievements and shortcomings,because the research time is shorter,the definition of land for public welfare the analysis of the affecting factors and price still need further study,finally puts forward prospect on future research.
