Study On Measure Of Urban Village Renovation Ability And Selection Of Renovation Paths

Urban Village is one of crucial issues that the implementation of the national new-typed urbanization presses to solve. In recent years, although the central government attaches great importance to urban village renovation and local government promotes it, urban village renovation moves slowly. The reasons are that, during the decision-making and plan-implementation time of urban village renovation, there are not proper solutions to handle with selection of project renovation, renovation model and selection of renovation paths. Regarding the measure of urban village renovation ability and selection of renovation paths as clues, this paper designs a measure method of urban village renovation ability and a selection method of urban village renovation paths that accords with the requirement of national new-typed urbanization, which hopes to improve the decision-making quality of local government. The specific contents of the research includes analysis of the urban village’s form(by building an urban village system dynamics model), analysis and selection of urban village renovation paths(base on the measure of urban village renovation ability and cluster analysis), etc.This paper analyzed the causes of urban village’s formation and sustainability. Based on defining the concepts related to urban village, and analyzing 5 kinds of differences of the urban-rural dual system, 10 kinds of behavior motivation of government of urban village’s formation and sustainability with systematic analysis method, this paper built an urban village system dynamics model. And analyzed the characteristics of urban village issue’s situation, dilemmas of existing renovation pattern and renovation path.This paper construct the measure method of urban village renovation ability and the selection method of urban village renovation paths. It analyzed property characteristics of urban village renovation project, proposed new methods to measure of urban village renovation ability and selection of renovation paths. And analyzed the internal and external factors of urban village renovation, construct the concept, theoretical model, index system and methods of the measure of urban village renovation ability. Proposed multi-dimension analysis, selection and match methods of urban village renovation pattern and renovation paths, optimized the process of renovation scheme.This paper analyzed the measure of urban village renovation ability with empirical study in Guangzhou. Analyzed the distribution, formation and existing 2 kinds of classifications and characteristic of urban villages in Guangzhou. Choose research objects and study area in Guangzhou, collect the primary data of basic situation, 3-asset scale and the condition of social demand of 90 urban villages that are effective samples. Using K-means cluster method to classify urban villages in Guangzhou into 5 groups, based on calculating the comprehensive indexes of urban village renovation ability, and verifying the effectiveness of the index system of measure of urban village renovation ability and the method.This paper was in the simulation study on selection of Guangzhou’s urban village renovation paths. Pinpoint the general principles of urban village renovation, analyzed feasible paths of urban village renovation in Guangzhou, proposed diversification renovation-path and land-use patterns of urban village classified renovation, based on the cluster analysis. This paper carried out the simulation and analysis of local government’s urban village innovation and land-use tactics. This paper discussed suggestions of urban village comprehensive renovation in the viewpoint of urban sustainable development. And put forward the idea of regarding constructing and operating Smart Urban Village as comprehensively innovative ways and renovation suggestions of urban village innovation path.This paper emphasised on systematicness of studying on the theories and methods of measure of urban village renovation ability and selection of urban village renovation path. The research applied some theories and methods of project management, such as 4M1 E, Fishbone Diagram, Value Engineering and WBS, method of systemic dynamics, method of multi-index comprehensive evaluation, K-means cluster method, smart community theory and technology. Via these, the research methods in the field of urban village renovation had been enriched, an urban village system dynamics model, the body of urban village knowledge, measure of urban village renovation ability, multi-dimension analysis of renovation patterns and paths of urban village renovation and matching method, and the structure of smart urban village construction had been built. In order to make full use of urban village resources, and promote the implementation of the national new-typed urbanization, this paper analyzed urban villages in Guangzhou with empirical study and simulation as an example.
