At present,China's economy has entered the new normal development trend,the economic development is stable and good.Although the real estate industry is affected by many factors,such as national policies,market supply and demand,and industry development,and so on,cyclical fluctuations occur,but the industry is still an important pillar of China's economy.The successive entry of large real estate enterprises in H city has intensified the market competition in the local real estate industry.While the scale of large real estate enterprises is rapidly rising,it has also brought earth-shaking changes to local small and medium-sized real estate enterprises.Squeezed by leading housing enterprises,small and medium-sized housing enterprises in the future development potential space is limited.If the project risk management is not done well in its own project operation,it will inevitably face the fate of being eliminated by the market or being merged,reorganized and acquired by large real estate enterprises.This paper takes JY real estate project as the research object,from the actual investigation to the data analysis,carries on the risk identification to each stage of the project operation,carries on the risk quantitative evaluation according to the characteristics of each stage,and proposes the risk response measures of each stage of the project according to the evaluation results.Reduce the probability of project risks,strengthen the anti-risk ability of small and medium-sized housing enterprises,and improve the risk management level.This paper not only summarizes the relevant theories of real estate project management,but also improves the practical application ability of risk assessment methods.It enriches the theoretical knowledge of risk management,improves the theoretical system of risk management of small and medium-sized real estate enterprises,improves the risk management awareness of small and medium-sized real estate enterprises,promotes the sustainable development of regional real estate enterprises,and provides reference value for the risk management of other small and medium-sized real estate enterprises.
