The Study Of Commercial Real Estate Site Selection Based On The Rough Set

With the rapid development of China’s economy,Urbanization continues to accelerate, the real estate industry has gradually become One of the leading industries of the national economy, the country set off the boom to build shopping malls, commercial streets and other commercial real estate. Not only the domestic real estate developers invest in developing commercial real estate army, foreign business giants have entered the country, so the competition has become fierce, commercial real estate became the focus of the community, but mostly commercial real estate development to take place, construction, investment, theoretical studies on the commercial real estate site selection is lagging behind, in this context, the theory of the commercial real estate site selection study is particularly important.In this paper, for the important issue of the commercial real estate site selection, based on previous research, creatively introduce the concept of rough set in commercial real estate site selection evaluation system,Rough set has the ability based on observation, measurement results obtained that can not be quantified to classify, a better solution to the problem of the commercial real estate site selection some indicators ambiguity and not directly quantify, while providing a new model for the evaluation of the relevant site. In this paper, the main contents and results include:(1)The establishment of commercial real estate evaluation system. Due to the rapid economic and social development, the impact of the commercial real estate site selection factors are constantly changing, systematic and authoritative evaluation index system of commercial real estate site selection still not occurs. When you build investigator evaluation system, in order to more fully evaluate the commercial real estate site selection, most choose a lot of evaluation, indicators inevitable redundancy, thereby increasing the workload assessment, reducing the accuracy of the evaluation. In this paper, the commercial real estate appraisal index system deficiencies, try to introduce the rough set theory into commercial real estate appraisal index system work, use rough set attribute reduction ideas, delete redundant indicators, streamline and optimize the commercial real estate site selection evaluation index system;(2)Construction of commercial real estate site selection evaluation model. In commercial the selection of real estate site evaluation methods, subjective evaluation method is too subjective that it determine the index weight rely on expert scoring,.Absence of subjective method do not have the problem on the determine of the weight, but most of the evaluation method for the evaluation system is still unable to carry out the reduction. In this paper, to construct a commercial real estate evaluation model based on rough sets, rough set theory ideology attribute importance to determine the index weight, to overcome the subjective evaluation method relies on a priori knowledge in the field defects.
