At present,in China's economic development under the new normal,commercial real estate development has grown from vulgar barbaric,gradually transition to rely on the smooth development of scientific management stage.Under this condition,the location of the scientific nature and rationality is directly related to earnings of the project.Highlighting the importance of location.Hundreds of millions of group is one of China's domestic medium-sized real estate development companies,commercial real estate with Yi Fengtimes square chain brand,and plan in the next few years,in Shanghai and other first-tier cities gradually expanding the number of the brand chain stores.Due to the enterprise in the case of first-tier cities,the application of relevant theories and comparative lack of,so the project location problem became to be solved urgently.Industry situation,the author of this paper,to solve the problem of Yi Fengtimes square location as the goal,to the scientific method to help the decision-makers to project site selection.Based on the practical work of difficulties encountered,is committed to using the theory of learned knowledge combined with work experience,to solve practical problems.This article is divided into six chapters,the first chapter is "introduction" part,describes the research background,significance and contents of the summary,related theory and technology route information.The second chapter is "literature review and theoretical overview",mainly cited literature at home and abroad,this paper introduces the present situation of the commercial real estate location research,and describes the outline the corresponding location theory and related concepts.The third chapter is "Yi Feng times square" project and the development of the environment and the main difficulties,the chapter mainly introduces the development situation of the project and its subordinate company,and the enterprise competitive power is analyzed.Through competitive analysis and combined with industry development situation,we can know is suitable for general development strategy of the enterprise.To implement the development strategy,we must have a match with the strategy oflocation selection strategy,and the lack of theoretical support and the problems faced by quantitative method is the enterprise location selection strategy.The fourth chapter is "Yi Feng times square project location analysis",this chapter according to the foreign relative location theory,and on the analysis of the situation and competitiveness of enterprise management in the previous chapter,combined with the development of domestic especially in the Shanghai area,commercial real estate location factor is proposed.And through the way of expert evaluation,using the analytic hierarchy process(AHP)to weight analysis of these factors.Then draws the location model is suitable for the enterprise.The fifth chapter is "Yi Feng times square project location of empirical calculation\",according to the enterprise actual situation,select three location candidate regions.And on the basis of the previous chapter of model,and collect data of concrete operation,and formed the relevant location.Chapter 6 for "summary and outlook" is mainly summarized in this paper,the conclusion and the outlook for the future development of commercial real estate location problem.In this article,through the analysis of the relevant theories of commercial shopping center,and combining with the target enterprise present situation and the present our country real estate industry development situation,summarized suitable for site selection of judgment system of hundreds of millions of group formation,for the enterprise project location provides the scientific method is operational.Through the analysis and calculation,this paper argues that play a major influence on commercial location factors are: consumer population density,consumer purchasing power,and transportation factors.This also applies to other real estate enterprises is similar to the enterprise.Hope in the process of site selection in the commercial real estate enterprise shall attach great importance to,in order to ensure a reasonable investment direction.
