Based On The Coordinated Development Of CGE Modle About Affordable Housing And Commodity Housing

In recent years, with the rapid development of economy in our country, China’s real estate industry appeared the phenomenon of commercial housing prices soaring, housing problem has become a serious social problem. In order to solve the problem of housing prices from rising too fast, the government introduced a series of policies to adjust and control the commercial housing supply and demand, but the effects are not desiring;in this background,from the perspective of supply and the guarantee of social vulnerable groups to push the construction of affordable housing,it has become the important measures to solve the problems of the real estate market,and it has become a evaluation index of the local government. The construction of affordable housing not only affects the commodity housing market, but also affect many industries output, various types of commodity prices, and the residents’ consumption habits, at the same time it tests the government’s financial strength and wisdom. Therefore, the construction of affordable housing is not the more the better, Its development should be coordinated with the real estate industry、finance and so on to ensure good operation of the real estate industry and the entire economic system.On the basis of summarizing the predecessors’ research, this paper put forward the coordinated development of affordable housing and commercial housing new ideas i.e., under the existing economic system, adjust the proportion change of affordable housing construction, observe the relevant industry sector output, commodity price effect,the residents’ consumption habits and the macroeconomic effects, so as to determine the best proportion of construction. The CGE model can describe the multiple interactions between markets and structures, the construction of affordable housing can be estimated under the different proportions of the influence of other departments, impact on the market price of goods, and the influence of residents’ consumption of various commodities, even can estimate a region’s macroeconomic impact, so in this article uses the theory of computable general equilibrium(CGE)to estate affordable housing CGE model, according to the 2007 input-output table in Shaanxi Province,and related datas,to compile Shaanxi Province’s SAM matrix, and takes Shaanxi Province as an example for simulation, and use the GAMS software to simulat calculation,observe the simulation results, the construction of the optimal ratio is 25.1% : 74.9%.According to the results, puts forward relevant policy.
