In recent years, the real estate industry has played an important role in promoting the development of social economy, and real estate prices are highly concerned by the public. As the necessities of modern society, the residential real estate, which is one of the important parts in real estate industry, whose prices gradually become the focus of the modern society. Currently in the research of urban real estate prices, the impact of city interaction on urban property prices has seldom been studied. Based on metropolitan area in Chengdu Plain, exploring intensity of interaction force between cities in closed area from the perspective of regional. And the reaction is introduced into the research of urban residential housing rates. This paper introduces the internal factors and location factors of city residential property rates, and takes the regression analysis to conclude the mutual relation among the actual residential rates, internal factors and location factors. The main conclusions of the thesis are listed below:(1)Firstly by constructing evaluation index system, and based on the entropy weight method of urban residential rates internal factors in the quantitative study, comprehensively studies area from 2005 to 2014 decade of urban residential rates inner quality. The results show that Chengdu residential rates hold the optimal quality and obvious advantages, the first city of Chengdu effect is remarkable. Classifying the evaluation results to city area in 2014, In terms of geographical location, results show that the center city is of high quality, the northern city is better than the southern city.(2)Gravity index of urban location is measured by using the gravity model, as location factors of the urban residential rates.According to the research, from the point of mutual attraction between cities, most cities have strong interaction force with Chengdu generally, presents an obvious directivity to Chengdu. Considering the whole gravity of a city, Chengdu’s gravity index of urban location is the largest. Finally, cities are been graded based on the evaluation results of Gravity index of urban location.(3)Evaluating coordination degree of study area "house prices- inner quality-regional gravity" by introducing the coupling coordination degree model, the results show that coordination degree of Chengdu, Deyang and Mianyang is higher, while Suining and Yaan is poor. On this basis, through the regression analysis, fit the intrinsic factors of urban residential rates, gravity factors and practical residential rates in urban, and get the city residential property rates and intrinsic quality, the role of location attraction index model.From the model test, the high fit of the model presents that the inner quality, the regional gravity index and other factors contribute to the actual city residential rates together.Finally, based on the theoretical calculation model of urban residential rates, through the contrast analysis, it turns out that the theory rates and the actual rates are relatively consistent.
