Housing price has always been an important issue of general concern to the whole society.In order to better control the healthy and steady development of the real estate market,it is very important to study the factors affecting housing price.Housing as a commodity with spatial attributes,its price will be affected by geographical location and spatial force.This paper takes Zhejiang Province as the research object,calculates the comprehensive gravity index of each city based on gravity model,and discusses the relationship between urban comprehensive house price quality,comprehensive gravity index and actual house price,to analyze the impact of urban space force on house price.The main contents and conclusions of this paper are as follows:(1)The comprehensive housing price quality index system is constructed to explore the comprehensive housing price quality and its regularity in various cities in Zhejiang Province.In terms of time dimension,the comprehensive housing price quality of each city has been on the rise in the past three years;in terms of spatial dimension,the comprehensive housing price quality of Hangzhou is the first level,Ningbo,Wenzhou,Jiaxing,Shaoxing,Jinhua and Taizhou are the second level,Huzhou,Quzhou,Zhoushan and Lishui are the third level.(2)Based on the gravitaty model,the gravity index among cities and urban comprehensive gravity index in Zhejiang Province are revealed.The grading results of the gravity index among cities show that the gravity index between Hangzhou and Huzhou,Hangzhou and Jiaxing,Hangzhou and Shaoxing belongs to the first grade;the gravity index between 12 pairs of cities such as Hangzhou and Ningbo,Hangzhou and Jinhua,Ningbo and Jiaxing,belongs to the second grade;the gravity index between most other cities belongs to the third grade.The results of the membership degree of gravity index show that the attraction and radiation of Hangzhou have a relatively great impact on Jiaxing,Huzhou and Shaoxing;Shaoxing has a relatively great impact on Hangzhou;Ningbo has a relatively great impact on Zhoushan;Wenzhou has a relatively great impact on Taizhou and Lishui;and Jinhua has a relatively great impact on Quzhou.The results of the comprehensive gravity index show that in the time dimension,the comprehensive gravity index of cities in Zhejiang Province has been on the rise in the past three years,while in termd of spatial dimension,the comprehensive gravity index of Hangzhou and its surrounding cities is relatively high,and several cities in southwestern Zhejiang Province is relatively low.(3)Based on the correlation analysis,the relationship among the comprehensive housing price quality,the comprehensive gravity index and the housing price of the cities in Zhejiang Province is discussed.The results of coupling degree and coupling coordination degree show that the comprehensive gravity index of most cities in Zhejiang Province has a low impact on housing price,and the comprehensive gravity index and housing price are in a low coordinated development state;while the comprehensive housing price quality and comprehensive gravity index of most cities have a relatively great impact on housing price,and the development of the three is more coordinated.Over the past three years,the comprehensive housing price quality and comprehensive gravity index have more and more influence on housing price in most cities.The results of regression model show that the impact or urban comprehensive housing price quality on housing price is significant,while the impact of urban comprehensive gravity index on housing price is not significant;the fitting degree between the housing price measured by regression model and real housing price is relatively high in most cities.
