| In China, especially the developed area in the Yangtze Delta and the Pearl Delta, urbanization and industrialization have being promoted fast since the reform and opening policies came into effect. As Urban industrial zones expands rapidly, and township industries stands out prominently, the city center area appears a lot of under-utilized industrial land, which not only can’t play the optimal benefits of land but also can produce pollution and impact on the surrounding environment. Industrial land consolidation planning is of great significance to release the potential of the stock of construction land, play its economic benefits and optimize the structure of land use.It’s an effective way to solve the difficulties of China’s land. The fuzzy synthesis evaluation on the potential of industrial land consolidation which combines a variety of influencing factors can provide some scientific basis for the industrial land consolidation planning.This study takes Wujin District, Changzhou City as research area, with the support of GIS spatial analysis, this dissertation which combines multifarious influencing factors to construct the index system of the evaluation of consolidation potential and quantitative criteria, using the fuzzy synthesis evaluation method to instantiate applications on the evaluation of industrial land consolidation potential, obtains potential evaluation grading results. Here are the main contents and conclusions of this dissertation:(1) The combination of GIS and multiple quantitative analysis method can roundly analyze the general direction of spatial distribution characteristics and consolidation potential concentration area. This research concludes the embedded, borderline and outsourcing of three individual distribution patterns about industrial land; By using the analysis of related theories and methods such as spatial statistics, standard deviational ellipse and landscape index, the study obtains the layout characteristics under the influence of consolidation potential; By using Wujin District annual industrial land selling quantity in recent 10 years,the study finds the increasingly tense situation of industrial land supply.(2) Taking 414 divided administrative villages of Wujin District as spatial assessed units, using GIS spatial autocorrelation analysis, factors that affect industrial land consolidation potential which includes per-person industrial land area, industrial land accounted for the proportion of construction land, plot ratio of less than 0.4 area of industrial land and investment intensity less than 9 million/Ha of industrial land area are conducted spatial correlation analysis, and with the combination of these factors in industrial land space correlation and gathering otherness, the industrial land consolidation potential cluster areas are determined and are chosen as the focus of consolidation.(3) Constructing the evaluation index system of industrial land consolidation potential based on the goal of sustainable development, and according to the actual situation of Wujin District, combining with GIS multiple analytical methods to quantifying indexes. Finally, based on the determination of consolidation potential level universe of discourse, the standard table of grade, membership function and AHP factor weights,30 applications are graded in potential evaluation by using the fuzzy synthesis evaluation method.Summarily speaking, aiming at the problems existing in the inefficient use of industrial land while the industrialization is rapidly promoting in Changzhou city principles, the study creatively explores the index system of evaluation of industrial land and fuzzy synthesis evaluation method using spatial analysis and GIS technologies following the guidance of sustainable development. This study makes practical sense on guiding the consolidation of industrial land of Wujin District, and is also valuable for other cities or similar areas as reference. |
