Since the reform and opening up, along with the rapid development of market economy, China’s social and economic conditions have been greatly improved. As one of the main pillar industries of the national economy, the real estate development industry has made great contribution to the economic development of our country and the region. The rapid development of the real estate industry not only promotes the development of urbanization in China, makes the construction of urban and rural areas, but also makes a great change in the city of our country, but also greatly improved the living conditions of the people. With the continuous development of the mainland economy, the level of economic development in Jiangsu province to create a new high. Xuzhou city as the capital city of Jiangsu Province, city construction has been rapid development, the city has been changing rapidly, the city’s infrastructure construction and living standards of the people improved steadily. In recent years, with the rapid development of urbanization, the Xuzhou real estate market in the demand of the strong mechanism of the guidance, continue to maintain a rapid, stable, rational development speed. Xuzhou City real estate prices remained slow growth momentum, Xuzhou Yongtai Jincheng urban complex construction project came into being, in order to meet the growing market demand. In the entire research process of this paper. Firstly, combined with the domestic and international economic situation, we use the relevant theoretical knowledge, to Xuzhou Yongtai Jincheng urban complex construction project economic evaluation indexes were selected. Mainly includes the economic benefit indexes of three aspects:project financial and economic benefit index, risk evaluation and indicators of social and economic benefits; secondly, through research on related projects, and their years of economic benefits of materials analysis, for the establishment of the project economic benefit evaluation index system. Finally, the economic benefits of Xuzhou Yongtai Jincheng urban complex construction project were analysis and evaluation. Using AHP Fuzzy Evaluation Method on the basis of previous research and the economic impact factors in project analysis analysis based on, construct the evaluation index system, and evaluates the economic benefits of the project, Xuzhou Yongtai Jincheng city complex construction project project theory is rich, also has certain practical significance.The study on Xuzhou Yongtai Jincheng city complex economic benefit analysis, we can draw a conclusion that the project total investment for 1326.94 million yuan, is expected sales revenue of 1430.35 million yuan, sales profit amounted to 103.40 million yuan, income tax for 25.85 million yuan, net profit of 77.55 million yuan, investment profit rate is about 3.90%, internal rate of return is about 16.54%. Comprehensive analysis shows that the project is feasible, in the process of construction and operation, we should strengthen the cost control, reasonable avoid investment risk, expand the sales market to improve sales, and enhance the project profitability. At the same time, the construction of this project will help to improve the living standards, create employment opportunities, promote economic development, and promote the local economic and social development. The in the process of theoretical analysis and empirical analysis combined has certain targeted, both to provide reference information and research methods for this type of study, but also to offer advice and suggestions for the regional economic development and urban planning advice and help to the relevant departments in regional development planning to make a scientific decision-making in the field of study of regional real estate development projects, and as a unit to develop in the future management of the building provide a reliable basis.
