In China, the reform of the rural land system and the transfer of large numbers of rural surplus labor, they provide the conditions and realistic basis for the circulation of rural land management right. The central file no.1 2014 present that in adhere to the rural collective land ownership, realizing the ownership, the contract rights and operation rights been separated. Under the background of this, the market of rural land management rights is developing, the scale of the circulation of rural land management rights is expanding, and the circulation mode is also showing diversification. Farmers as the main body involved in the circulation of rural land market transactions, they have the full rights of decision, and will choose to the maximum economic benefits for themselves when they are circulate the rural land. According to their internal and external conditions, they will face on more diversified choose, and the influence factors to influence the selection of them are more diversified. Therefore, a comparative study of the influence factors of each mode, so as to put forward corresponding suggestions, it will have a theoretical and practical significance.This paper adopts the method of questionnaire survey, econometric analysis method and the comparative analysis methods. Firstly, according to the theory of property rights theory, principal agent theory, the theory of scale economy and the behavior of farmers, and then build the theoretical framework of famers who will choose different transfer mode. The third, analysis the current situation of Chengdu, so as to explore their characteristics; thirdly, in second spheres of suburban city of Shuangliu County and in the third spheres of outer suburb Qionglai city which are in Chengdu city as an example, and building the multinomial logit model of each land circulation pattern, and then compare it.The research results show that:(1) Judging from the influencing factors of different mode, we know that the transfer mode are mainly affected by the factors of sex of householder, the income, the transfer period and the way of subsidies and so on; while, the rental mode are mainly effected by sex of householder, the number of family labor force, the degree of education, the employment, the proportion of agricultural income, family size of the land transfer, the period and the cognition of land transfer policy; The share mode are mainly affected by the sex of householder, the employment, the labor force, the degree of education and the scale of land circulation; The subcontract mode are mainly affected by sex of householder, the number of family labor, the proportion of the agricultural income, the period of transfer and the cognition of land circulation policy. (2) The sex of householder, the degree of education, the employment situation, the labor force, the family income, the proportion of agricultural income, the land transfer policy familiarity, the period and size of the land transfer, the way of the subsidy and so on. These ten variables are affecting the property rights and have a significant effect. By the way, the age of the householder, the main sources of family income, the quality and quantity of land, the land transfer contract standardization degree and the easy degree of the land mortgage loan, these factors are not obvious. Based on the above results, in order to promote the circulation of rural land resources and promote the healthy development of rural land market effectively, this paper proposes the following policy recommendations:First, improving the cognitive level of farmers about the land transfer policy; Secondly, Regulating the contract of land circulation. Finally, to promote the rural surplus labor force been transferred.
