In an increasingly changing people’s lives, enhance the economic level, which enables people’s requirements of the quality of housing, the number of housing even housing area, have great change, in addition, the economic system and the political system in our country makes the real estate industry to become China’s leading industries, led to the development and prosperity of many related industries, the real estate industry in the development of modern society is very important. Real estate enterprise has a high requirement on the amount and the cycle of the capital of cloud catch cycle is very long, coupled with its characteristics such as having a non-removable, which makes the real estate industry often face enormous risks, especially financial risks. Tightening of monetary policy, the unstable, makes all kinds of international economic survival and development of real estate companies in the most important issue is risk. Therefore, the real estate enterprises must enhance their competitive advantage, how to achieve a comprehensive, systematic and effective prevention of financial risks, it is an important basis for China’s real estate enterprises to survive in the development and seek prosperity in development.Theoretical study abroad for financial risk is rich and mature, research paper is also very unique, relatively, the relevant aspects in domestic is few discussed, but for our country’s specific national conditions, the aboard research is more informative. In this paper, research literature as the theoretical basis, the W real estate as an research example, explore the financial risk of the presence of the W real estate company. Then, from the perspective of corporate funding operation cycle of general corporation, for the unique nature of W real estate companies, to explore the causes W financial risk factors as well as many aspects, and the idea of identification and prevention is proposed, avoid financial risks and to take measures to provide sufficient time to resolve the problems of W real estate, in addition, experimentally demonstrated method is used to determine the most subject index data indicative of the financial situation of risk. In this thesis, eight listed real estate companies in the two cities, Shanghai and Shenzhen, is used as a sample-based study of financial data and the first two years of actual financial data of listed companies in crisis is adopted, so as to establish the relevant financial risks identify the model, and the relevant measures to control and dispose of financial risks in the real estate enterprise is put forward, then the identification system of a real estate business financial risk put is built, based on the reason for the real estate enterprise financial risk formation, the methods and ideas which is more accurate to prevent financial risks specific is proposed, hoping to provide more possibilities to identify and avoid financial risks for the real estate business operators and expand their ideas.
