Housing as one of the basic elements of urban residents, the housing problem has always been a major concern of scholars. Since the implementation of the housing market in China, the housing conditions of urban residents in our country has been improving, showing a continuous increase in the housing area, and the great improvement of the housing infrastructure. But the difference of economic development and residents’ income levels between provinces, leads to differences in their housing conditions.Housing condition is a comprehensive concept, and it can’t be used as a single indicator summary, when analyzes the differences in housing condition, the paper uses the factor analysis method to build a main factor reflecting the housing condition,and the scores of the different attributes of the housing situation factor. Firstly, this paper uses the fifth and sixth census of housing data to analysis the changes in the housing conditions of the urban residents in China, and then uses factor analysis method to construct a comprehensive index of housing condition of the two census long form data to analysis the difference of China’s 31 provinces urban residents of the housing situation, again using the scores data of the sixth census in China to establish the model, model of Eastern, middle model and Western model to study the influence factors of housing difference of China’s urban residents.In the theoretical part, the paper makes a brief analysis on the factors that affect the housing difference of urban residents in our country. The paper argues that differences in housing condition of urban residents mainly include per capita disposable income, regional economic development level, commercial housing sales price, engel’s coefficient. In the empirical part, this paper analyzes the influence of these factors on the housing facilities, housing property and housing area of urban residents in China of the national sample and three region samples. The analysis results show that, the factors that cause the differences of urban residents’ housing facilities include the average sales price of commercial housing and the per capita gdp, the per capita gdp is mainly significant in the model of national and middle region, while the average price of commercial housing is significant in the eastern and western regions’ model; the factors causing the differences of urban residents’ housing property has a large difference in different aeras, the per capita disposable income and Engel coefficient are the main factors in the national model, the factor in the eastern region model is the average price of commercial housing, while all the variables are not significant in the central region model, and the Engel coefficient is significant in the western region model; the factors that cause the difference of urban residents in the housing area mainly include the per capita disposable income and housing price, especially the per capita disposable income has a significantly positive correlation with the housing area in all models, the average price of commercial housing is significantly negative in the whole country, East and west region’ model.
