China’s regional economic growth are decling in recent years,the economy is under a state of “new normal”. Thus, expanding domestic demand has become an important way to improve the structure of economic growth.At the same time,as the greatest potential for expanding domestic demand,the new-type urbanization has been rised as a national strategy.In terms of industry,the real estate industry is still the pillar industry of China’s national economy. And the new-type of urbanization is bound to face a large number of new residents housing problem, so it is necessary for us to understand deeply and research the relationship between the property and consumption,the differences between urban and rural residents in housing price-consumption effect,and these differences will produce what kind of economic effect?All of these researchs not only have academic value on the development of real estate economics,but also a significance to China’s economic reform.In this paper,based on the economic differences among eastern, central and western regions,the author builds a panel data model,which covers 490 urban data and 476 rural data of 35 large and medium cities in China during 2002-2015.And uses the panel unit root tests, panel cointegration test,F test,Hausman test methods etc.to analyze the housing prices-consumption effects on urban residents and rural residents,which Makes up for the void what the past research only analyze the effect of urban residents, while ignore the rural residents.In addition, diffirent from the “economic man” hypothesis,this paper take behavioral economics hypothesis into the analysis.Through the analysis,for the urban residents, the housing prices-consumption effect is positive in most of mainland cities, And negative in high housing price areas, such as Beijing,Shanghai, shenzhen, Qingdao, etc.While for rural residents,the housing prices-consumption effect is positive in most areas,and negative in some mainland cities which features medium or lower housing price.
