With the expansion and deepening of reform and opening up, the real estate industry has become a pillar industry of the national economy. As the "economic police" in the real estate market, real estate appraisal industry has the function of safeguarding the interests of all parties, ensuring fair trade, stabilizing the market order, and it is important to develop the real estate appraisal industry. There are some real estate appraisal methods in China, market approach is one of the most widely used and widely accepted appraisal methods at present, but there are some shortcomings in the correction factors, such as the correction factors depending on the experience and judgment of appraisers, without considering the weight of each factor, the greater subjectivity etc..Thus, in order to remedy the deficiency of the traditional market approach to a certain extent, this paper modifies the traditional factors by introducing AHP method, and uses the traditional market approach and the market approach based on AHP method to comparatively appraise the real estate projects YZ, which has important theoretical and practical significance for the continuous optimization of the real estate appraisal theory and method to better carry out the objective appraisal.According to the theory of the real estate appraisal and market approach, comprehensive use of the methods of the combination of theory and practice, case study and survey analysis, the paper improves the traditional market approach by introducing AHP method, and selects the specific evaluation examples to comparatively appraise. Firstly, the paper briefly summarizes the related theory of the real estate appraisal based on the market approach; secondly, it introduces the basic situation of the real estate appraisal cases and reference examples, and the emphasis and difficulty in the process of appraisal; thirdly, it uses the traditional market approach and the market approach based on AHP method to comparatively appraise a number of real estate projects, and comparatively analyze the results; finally, the paper put forwards the suggestions on how to strengthen the application of market approach in real estate appraisal.The main conclusions of this paper are:(1)Improved market approach by introducing AHP method is more accurate than the traditional market approach. This paper uses the traditional market approach and the market approach based on AHP method to comparatively appraise the real estate project YZ, the results show that appraisal results by using the market approach based on AHP method are more closed to the transaction price than, which explains improved market approach by introducing AHP method is more accurate than the traditional market approach, and has reliability in real estate appraisal.(2)Strengthen the use of market approach in the real estate assessment can not be separated from the support and cooperation of the government, the real estate appraisal associations and real estate appraisal practitioners. The government should improve the construction of real estate appraisal industry system and regulations, regulate the real estate appraisal market, and improve the real estate appraisal industry access standards; the real estate appraisal associations should organize write real estate appraisal market approach authority books, and strengthen on-the-job assessment staff training; the real estate appraisal practitioners should be to improve the professional level, and enhance the professional ethics.The innovation of this paper mainly mentions: based on the comprehensive analysis of domestic and foreign scholars on improvement and application research problem of the market comparison approach, the paper introduces AHP method to improve the traditional market approach, and selects a real estate appraisal examples, qualitatively and quantitatively analyze the market approach’s application in real estate appraisal, which provides the reference for other real estate appraisal personnel and optimizes the real estate appraisal theory and method.
