Study On The Promotion Strategy Of The Housing Industrialization Based On System Dynamics

Now China is in the original stage in housing industry, the cost of buildinghousing industry is keeping high when comparing with traditional building method.The new building way is still not forming industry chain, and also has no market needs,which is hard to form economics of scale. What’s more, most of customers couldn’tunderstand the benefit with this new building method. The lack of housing industrystandardization and system leads to the limitation of the development of China housingindustry. The housing industry could accelerate the speed and quality of housingconstruction, which could meet the requirement for quantity and quality of house withthe improvement of people’s living level, and develop the society economy. All ofthese could make the housing consumption become an economic growth point, andencourage the development of related technology and management capability, andimprove the productive efficiency and economy. Therefore, it is necessary to researchthe development strategy of housing industry for the further improvement of Chinaconstruction industry.The research object is the housing industry, this thesis makes all the factorsrelated housing industry and construction industry, housing market, city economy andpopulation as a whole system. According to model theory and procedure of systemdynamics, this thesis establishes the development strategy of housing industry systemdynamics model. After analyzing the boundary and hypothesis of system, this thesisdraws the related causal relationship diagram, and then ensures all the variables in thesystem again. At last, the study draws the system flow diagram of the developmentstrategy of housing industry, and establishes the final SD model equation according tothe relationship between all the variables. Then the thesis uses the system dynamicssoftware Vensim to simulate the proposals of the development strategy of housingindustry. According to the established system dynamics model, this thesis based on thedata of Wuhan housing industry, construction industry and population to set the original situation for the model, and also makes the tendency analysis and sensitivityanalysis according to the system key variables. After verifying the model structure,parameters and validity, the research makes proposals for further developing the Chinahousing industry according to the current situation of housing industry and therelationship of variables.This thesis makes the contributions in establishing housing industry systemdynamics model, and provides the model support for the development strategy ofhousing industry, which is benefit for the development of housing industry andprovides help for the development of China construction industry and housingindustry.
