Since reform and opening up,China’s economic construction has made remarkable achievements and rapid economic growth, at the same time, the continuous expansion of the urban-rural dual structure, the imbalance of economic development, disadvantages, such as lack of coordination between the industry gradually emerged. In the process of urbanization, speed the development of the real estate industry is the rapid, and the current real estate industry become the pillar industry of our national economy, has the important influence to the national economic development. Chongqing in 2007 to become a comprehensive reform of urban and rural comprehensive reform pilot area, which plays a vital role in the real estate industry. Development of urban and rural economy, promote the process of urbanization in Chongqing, and ultimately to the people of the city to achieve a truly well-off level, these are the real estate industry in the new environment faced with new responsibilities and new challenges.At first, this paper expounds the definition of urban and real estate industry, and discusses the relationship between urban and rural areas and real estate industry, on the foundation of existing research experts and scholars improvement and perfect the evaluation index system of urban and rural co-ordination, and combined with the current actual situation, collecting and processing in 2003 to 2014 years of annual data, by means of principal component analysis concluded that urban and rural coordination degree of the comprehensive evaluation index, according to the development of the index, and policies, urban and rural areas of Chongqing is divided to two stages. In 2007, as the boundary points in order to co-ordinate urban and rural construction stage and urban and rural development stage. Then this is the background from two aspects of demand and supply to explore the factors that affect the price of commercial housing. The various factors and commercial housing prices do regression analysis and discuss the relationship between, through the analysis of the data of 2003 to 2014, the land transfer payments, housing construction costs, developers of market monopoly power, per capita income, population, per capita GDP, coordinating urban and rural, and the real estate industry investment are with the commercial housing price relationship significantly. Through the gray correlation analysis to get the supply level of the factors on the price of commercial housing. In the process of factor analysis, the above factors are divided into two main factors, which are demand factor and supply factor, which are consistent with the theoretical analysis. Secondly, it makes a comparative analysis of the urban and rural construction stage and development stage, from the macro level to explore the development of urban and rural areas on the impact of commercial housing prices. The results show that in the process of urban and rural planning, the impact of population and urbanization rate on the price of commercial housing is increasing, and the influence of land price on the commercial housing is controlled. Finally, this paper gives some suggestions from five aspects of Taxation, credit, land, the supply of housing supply and the industrial layout.
