The System Of Affordable Housing The Running Problem And Countermeasure Research

In recent years,the real estate industry has been developing very fast in our country,house prices were rocketing up with the development of real estate industry. Under this circumstances,affordable housing become the first choice of many urban families,which cannot afford private housing,because the price of affordable housing is relatively cheap. Affordable housing is also regarded as an important measurement for the government to protect the people’s livelihood and promote social harmony and stability. Therefore,it has an important practical significance to promote affordable housing healthily and sustainably. In recent years,the City of Jiaozuo has been actively responding to the call of our country,giving great impetus to implement the policy of affordable housing,which has partly solved some housing problems of low-income families. Nevertheless, there were also some problems at the meantime.This paper introduced the relative concepts of affordable housing by the way of documentation,analyzed the difference between affordable housing and other housing types,sketched the development course of national affordable housing.This paper analyzed the development states of Jiaozuo’s affordable housing and its function by the way of quantitative analysis,from the supply and investment quota.Through the comparison and analysis of data found in Jiaozuo city affordable housing,the problems were mainly analyzed from five aspects:the supply of affordable housing was short,affordable housing was not economical,affordable housing was not appropriate,rent-seeking phenomenon was appeared,exit mechanism was not perfect. And then analyzed their reasons,which based on game theory and regulations.Based on some advanced affordable housing systems in the world,and accorded to the practical situation of Jiaozuo city,this paper put forward some ways to solve the problems,included:improving relative laws and rules,increasing the supply,reducing affordable housing cost,emphasizing the demands of purchasers,strengthening government supervision,using the supervise role of the organization,guiding the residents to change their housing consumption ideas,etc.This paper researched the problems and strategies in the process of implementing affordable housing system of Jiaozuo,which would help Jiaozuo to develop the affordable housing system continuously and healthily.
