Leisure-Tourist Real Estate is a combination of real estate and tourism, as the government issued a series of control measures for the real estate industry in recent years, and the tourism industry continued to show rapid growth with the increase of national income, more and more real estate companies began to seek strategic transformation, and set their sights on Leisure-Tourist Real Estate.Compared to the general real estate projects, Leisure-Tourist Real Estate had higher risk, which mainly in the huge amount of investment, a long payback period, difficult to operate and manage etc, therefore, how to control these risks directly determine whether we can get success on the project. So, it’s more and more important that how we can manage the risk effectively, and risk management research is even more urgent and necessary for Leisure-Tourist Real Estate, and this study was undertaken in this background.First of all, this paper reviews the research status of domestic and foreign scholars on Leisure-Tourist Real Estate risk management, then determines the research methods, content and technical route of the article. Next comes the theoretical knowledge of Leisure-Tourist Real Estate and risk management aspects, it laid a theoretical foundation for this article.Secondly, it focuses on the process of risk identification and risk assessment, and proposed a risk management system. In the risk identification stage, literature analysis and expert investigation was used to establish a risk library by screening risks. In the risk assessment stage, we invite experts to evaluate the risk factors by scoring, use Analytic Hierarchy Process to determine the weight, and use Grey Evaluation Method to process the evaluation data, and then calculate the value of various types of risk, propose appropriate response measures.Finally, a risk analysis of an under construction project was done, the major risk factor of the project was obtained, and the countermeasures was proposed, then a comparison was made with other projects, the main risk factors were consistent with the results of the analysis, verified the feasibility of the evaluation results.The results of this study has a strong reference value to other developers in the same area, provides a method for its risk management, it is also valuable for project to be developed in other areas to do risk anticipation and risk management...
