| Recent years, with the sustained and healthy development of economy in China, the concept of consumers matures daily. Holiday has increasingly become hot spot of the consumption. However, the investment cycle of leisure-tourist real estate is long, the amount of fund is large, and a lot of complex factors, coupled with imperfection of tourist real estate market in China, so the consequences of risk factors will be particularly serious and may lead to huge losses or even bankruptcy to the real estate developer. Therefore it is very important in practice to do total risk management on leisure-tourist real estate.This paper caters the needs of the risk management on development and operation of leisure-tourist real estate project, on the base of tourist real estate and risk management theory, and fallowing current situation of leisure-tourist real estate, systemly analysis the risk in leisure-tourist real estate from the five aspects. The five aspects are economy, technology, nature-ecology, society and operational management. Then the risk index system of leisure-tourist real estate project. is built, on which, the individual risk indicator is measured one by one. Considering the development of the leisure-tourist real estate in China that is still in the initial stage, and the accessed risk information which is incomplete and vague, this paper, by using fuzzy grey evaluation method, constructs a comprehensive risk assessment system on leisure-tourist real estate project, and makes a quantivety injudge on the leisure-tourism real estate project's overall risk. At the same time, the fundamental strategy and the corresponding specific preventive measures are brought to the risk of leisure-tourist real estate project. Finally, the paper with an example, by evaluating the comprehensive risk of a leisure-tourist real estate project in Xi'an, the validity and rationality of the model is verified, which provides effective scientific basis to make the risk management for developers. |
