Due to the rapid development of the real estate market,the real estate market investment was gradually tended to be saturated in the major urban centers, and the deputy central cities was developed as a new investment objective. At present, the invest direction of real estate enterprises had being changed, which was important significance for promoting the development of sub-center of the city.At the same time, because the real estate market control efforts was gradually become large, it brought lots of uncertainty to the investment environment of real estate market. So, it’s urgent need to carry out research to the risk of investment in the deputy central cities. Depended on the of Kai yuan square in Shaan’xi, the the investment risk management was researched. The main conclusion were:(1)Base on the theory of investment risk management for real estate market, the management measures of someone deputy central cities was researched. The paper put forward the main risk, which had bad influence on risk management of real estate market. Totally, the risk included political risk, legal risks, economic risks, natural risk, technology risk and management risk. At the same time, the evaluation index system to the deputy central cities was established.(2)The importance of the real estate market risk management was researched, and the whole process of the real estate market risk management in the deputy central cities was analyzed. Finally, the paper put forward six problem about risk management and the target of small-scale real estate risk management in deputy central cities was ensured. At the same time, the basic require of risk management was obtained, which were consistency, reality, clear and level.(3)The risk management strategies of real estate enterprises in deputy central cities was put forward, so did the risk management process. At the same time,the paper was given some Strategies about risk information collection.(4)Based on the fuzzy analytic hierarchy process,the risk factors of Kai Yuan square was evaluated, and the weight sequence of 16 risk factors was obtained. Besides, the result of analysis indicated that the costs of funds to pay was the largest risk factor. The rank of investment risk about the project was divided and some coping strategies about project investment risk was formulated. By the end of December 2014, the Kai Yuan square project was finish building and handed over. The research above all showed that the risk evaluation conclusion and coping strategies in the paper were reasonable and effective.
