Research On BIM-based Life Cycle Cost Management Of Construction Projects

As one of the most important factors influencing management, information technology has brought revolutionary innovation and development to industry such as internet and manufacturing, while its influence in construction industry is still quite low. The emergence of BIM provides new technical support and innovation opportunities for the cost management of construction project. With the increasing global call for green and sustainable building, how to combine BIM technology with cost management of construction project is becoming a key factor to enhance the competitiveness of construction enterprises.This paper firstly reviews the current research status and application of BIM and the whole life cycle cost management, as well as the exploration and practice of the relationship between BIM and cost management. Base on these reseach, this paper analyzes the application value of BIM-based whole life cycle cost management from five following aspects:(1) the BIM database and teamwork;(2) collision detection;(3) analysis of building performance;(4) dynamic engineering cost management;(5) operation management. From the view of desigh, construction and operation stages, this paper sums the way to improve cost management with BIM-based technology systematically, providing specific implementaion scheme.According to the Shanghai tower project, this paper provides a detailed case study analyzing the difficulties and innovations in the design, construction and operation stages, which objectively reflects the current situation of the application of BIM technology in domestic construction projects and provides a reference for both scholars and practicers. Finally, this paper gives some further suggestions such as establishing norms and standards of BIM, improving and generalizing BIM technology, and legislating to ensure application of BIM.
