By the end of 2015, the real estate has been a one of the pillars of the economic development in China, the total sales of real estate in the GDP has reached about 15%. The funds, human resources and other social resources throughout the country are rush into the real estate industry, that boosting the development of the real estate industry; the industry develops from extensive form to meticulous form. The time of hoarding land can get rich, houses can sell anyway is gone forever, profit model has changed radically. In the future, in order to stand out from the competition in the market, Real Estate Company should strengthen management, improve internal efficiency, reduce operating costs, and become the professional Real Estate Company.Firstly, this paper will introduce the related theories about the cost control of the real estate project, analyze the organization framework and cost management model well-known enterprises in the real estate industry, and figure out existing problems of the cost management in industry.This paper takes the residential project of LS real estate as a case study. LS real estate has established the cost control system based on target cost control, with the dynamic cost control and the engineering change management, which is a criterion of the company's cost operation. In order to strengthen the cost management, as far as possible, turn the exceptional case into the routine with the system, and achieve the precise cost control, LS green real estate take the full advantages of the earned value method to solve the problems existing in the operation; at each stage of the construction, this paper introduces the specific control points and measures of LS green real estate in every single detail, that reflecting that the cost control is a comprehensive, full stage, successional control process. Finally, the practice of value engineering method in LS company is deeply analyzed. From the domestic macro background, the development of the industry, the market point of view, the reason LS company took the way of the product differentiation and the green health residential market segments is analyzed. Under the condition of 10% increase in the cost, the LS's residence makes the owners who have green residence realize the greater functions, and know it worthy. The increased sales prove this.In general, now the real estate stock has massive excess, and under the management system that based on the target cost, the LS green real estate controls the cost management details of real estate project operation in various stages, and starts from the residential products to broaden the cost management and control ideas, strengthen the function perception of products for customers and make the maximization of product value, so as to realize the upturn of company scale and profit. LS real estate has really found the way of sustained existence that is fit for the development.
