Increasing income and reducing expenditures are the Basic Principles of Enterprise's Survival,but Enterprises tend to focus mainly on increasing income,and the important link of throttling is easily ignored,especially in the real estate,which has a large one-time investment and a long cycle of development period.In recent years,with the ups and downs of the real estate market,the state has formulated a series of housing price control polices and Macro-control policies.Although the real estate development market is becoming more and more standardized,its investment environment is more complex and the industry competition is increasingly fierce.Therefore,the risk of real estate development projects increases,which can easily lead to financing difficulties,shortage of funds,project investment failure and other development losses.Moreover,in the process of project development,even though real estate enterprises have standardized cost budgeting mechanism,they blindly pursue the development progress,regard cost control as a form,can not take into account cost management,resulting in the imbalance of cost and schedule,and ultimately the whole enterprise cost control is in a state of failure.Based on the above difficulties,this paper chooses earned value method as the theoretical model of the project cost control research by summarizing the cost control theory of real estate development project and combining the characteristics of Oak Bay project itself.The core content of this paper starts from the cost control status of Oak Bay Development Project of CR Real Estate Company,and analyses the problems and reasons of cost control of this project at present.Then this paper apply the earned value method to analyze the cost and schedule of Oak Bay project,and find out the reasons for the deviation.Finally,this paper puts forward a series of corresponding improvement strategies from the aspects of cost control system,objectives and the mode of enterprise management,in order to reduce the consumption of project manpower and resources and improve the efficiency and efficiency of enterprises.At the same time,this paper finds some limitations in the application of earned value method,and puts forward a series of assurance measures to ensure the successful application of earned value method in similar development projects.In practice,this paper links earned value theory with practical projects,and puts forward specific strategies and guidelines for cost control of Oak Bay Development Project of CR Real Estate Company.Based on this practical application,this paper will provide effective reference for cost control of other enterprise projects.
