In the early construction period, existing commercial buildings mostly occupy the core area of the city. This land occupied is large. Based on added layers of the existing commercial building and/or additional underground space, full and effective use of land in urban core areas not only can increase the commercial interests, but also is of great significance to realize the strategic goal of intensive land use in the country. This paper relies on the national science and technology support plan (both key technology research and demonstration of the green transformation of existing buildings 2012BAJ06B00), and uses the fuzzy comprehensive evaluation method.Around the feasibility of commercial buildings layering reconstruction and additional underground space, the main work and conclusions are as follows:Firstly, it introduces the structure form of the added layer of existing large commercial building, which including the concrete structure and the steel structure as well as the connection form (corresponding appropriately to the isolation layer), and then shows the main elements of the feasibility assessment of the existing large-scale commercial building layering, which including the technical reliability, building function adaptability, economic feasibility, project duration feasibility, environmental feasibility and convenience of construction. At the same time, it also describes the impact of the increasing layer on the lower structure of the existing large commercial buildings, including three aspects:effect on the main structure and the reinforcement of the system; reinforcement form and evaluation of main component; foundation reinforcement form and evaluation.Moreover, according to the qualitative and quantitative characteristics of the factors affecting the feasibility of increasing layer reconstruction, combining with evaluation methods at home and abroad, using calculation method based on fuzzy comprehensive evaluation method, it establishes a feasibility evaluation model for existing large-scale commercial buildings layering reconstruction. The model includes the economic evaluation module, the evaluation module of the project duration and the qualitative and comprehensive evaluation module. The factors that affect the feasibility of existing large-scale commercial buildings layering reconstruction are considered comprehensively. And then, it enters pre-collected data into access database, and uses VB language to do programmable calculation. Finally, through the analysis of the computer, it can be concluded that the evaluation index of the feasibility of adding layer modification. The lower the index, the more optimized the scheme. It selects the best scheme.Finally, the feasibility evaluation system of the existing large-scale commercial building layering reconstruction was constructed. The establishment ideas and the evaluation methods of each function module of the evaluation system was described in detail. The basic development of the feasibility evaluation software of the existing large-scale commercial building layering reconstruction was completed. The feasibility evaluation system of the existing large-scale commercial building layering reconstruction was tested by the selection of the project of layering reconstruction named by Hangzhou tiangongyiyuan. This also proves that this evaluation system is feasible. After the assessment of the individual indicators, the system will give the recommended value of the weight coefficient. Users can also adjust the weight coefficient according to the need.
