Traffic jam of cities are becoming more and more serious with the improvement of the quality of urbanization. The development of rail transit is so quick because of its advantages such as large capacity, fast speed, high efficiency and so on. But it did not cause enough attention that coordinated development between rail transit and land use during the urban construction in our country. The traffic volume of Some rail transit lines is low because it is lack of overall consideration between construction and land use what limits the efficiency of rail transit greatly, such as Guangzhou Metro Line 4, the Shenzhen Metro Line 2, Shanghai Rail Transit No. 5 lines. This paper is to explore the problem of Shenzhen metro line 2,to analyze the relationship between passenger characteristic and land use characteristics based on the experiences of Hong Kong rail transit construction,then discussed the main points of the spatial organization how to realize the coordinated development of rail transit and land use.This paper is divided into five parts: the first part puts forward some basic issues about the study including its background, values and the methods adopted; the second part is analysis spatial characteristics of the rail transport system construction cases in Hong Kong; the third part is about the analysis of the Shenzhen metro line 1 and 2, focus on analysis about the characteristics of passenger flow and the characteristics of land use along the lines and their relationship. Study found that although metro line 1, 2 are fitted to the Shenzhen city spatial structure axis, there are differences between the spatial characteristics of land use along the rail transit what make they have large gap in traffic. Except the conventional factors of space organization of TOD have an important influence such as high density development, mixed development and so on, these factors are also important such as the population density along the line, the degree of mixed land-use, house prices and so on. The fourth part, based on the previous analysis, discuss the key points of spatial organization about coordinated development of rail transit and land use. The fifth part is conclusion.The main conclusions are as follows: The current theory of rail transit and land use coordinated development represented by TOD what emphasizes development of high density, mixed type development, the spheres of the importance of the principle. The practical experience of Hong Kong and Shenzhen has shown that these principles need further deepen and refine in practice. In particular, including : 1) to pay more attention to the density of the potential users in orbit around rather than the density of land development; 2) On the basis of the mixed land surrounding the site to make the balance between different sites in lines and even on net about the quantity and layout; 3) To extend service scope of rail site by provide good shuttle service.
