Nowadays,China is in the process of rapid urbanization and economic development,which will accelerate urban renewal and result in severe unreasonable building demolition and construction.In this thesis,case studies have been used on the analysis of the causes as well as its proportion of building demolition.The investigation shows that the inherent factors of buildings,including construction quality,functional lag and bad operation,accounts for 19% in the early demolition.Besides,societal and economic reasons,such as political image,planning and commercial interests,accounts for 81%.Reasonable demolition accounts for 10%,unreasonable demolition accounts for 90%?To profoundly analyze the core reason for severe building demolition in China,the study researches the existing problems of the current laws and regulations regarding building demolition management from the national and local levels,and analyzes of the foreign advanced experience.The new rules of our country building demolition are designed by increasing the building performance assessment,and social impact assessment.The new rules encourage the owners and the users to pay more attention to the building maintenance,to extend the life of the building,as much as possible,on the premise of safety.This thesis improves the regulations and procedures of examination and approval for demolition of buildings,in order to reduce the waste from unreasonable demolition.Furthermore,important technical and social supports are suggested through the technical standards construction,examination and evaluation,building maintenance,and propaganda to enhance building demolition management,and to strengthen the construction of the building demolition related supporting measures.
