Application Research On The Standardization And Modularization Of Construction Project Of The JN Group

China's construction industry has established a relatively comprehensive legal system based on the Building Act of People's Republic of China,Contract Law of People's Republic of China,and the Tender Law of People's Republic of China,with the Construction Engineering Quality Management Regulations,Construction Engineering Safety Production Management Regulations,Enforcement Regulations of Tender Law and locally formulated laws and regulations,department regulations and normative documents as accessory laws.However,new problems keep coming out due to the situation of low staff quality in the whole industry and the complexity of construction process.In especial,the recent flourish in this industry has attracted many amateur participants,which results in the situation of low staff quality in the whole industry.How to make the project team which are lack of professional and technical personnel undertake professional construction administration work has become a critical problem demanding prompt solution in the engineering sector.This paper tries to analyze and research the problems coming out during the project management process in the construction project of the JN group as follows.The first part reviews the literature on construction projects including the definition,category,the meaning and special position of projects management,and introduces the concept of standard and modularized management and its advantage in promoting the efficiency and accuracy of construction project management,which is to ensure better execution of contract by the parties involved so that better economic and social interest of the building industry can be achieved.The second part analyses the problems occurring in the management of construction project by the JN group in recent years and the possible causes with an investigative research approach,and provides a relatively reasonable precaution and solution.It mainly analyses the project management problems in the drawing design stage,bidding stage,construction completion acceptance phase and project management problems of the warranty period.The third part is about the establishment and application of a standard and modularized construction project management in the JN group.It summarizes the work process of project management in the JN group from past experience and breaks down the workflow into independent links,and then concludes,analyzes and optimizes each link according to specific condition to form a systematic theory with concrete documentary chart modules to make a complete modularized project management system standard.The modules mainly include materials and equipment price module,bidding work management module,all kinds of construction project contracts management module,design change scene visa module,engineering settlement management module and project dispute resolution module.The research on the standardization and modularization of construction project strives to help as a reference for non-professional developer to undertake large-scale community projects scientifically and efficiently in China.
