| Since the reform and opening up,China has experienced the world’s largest and fastest urbanization process in history,the development of city is magnificent and has made remarkable achievements.With the rapid development of urbanization process,Urban space problems arise accordingly: the planning function become backward,the project quality is low,the lack of supporting facilities.These problems are intertwined with the growing population problem,making the scarcity of land resources increasingly prominent.Urban renewal is not only an important means to improve the quality of urban development,but also the only way to enhance the vitality of urban development and competitiveness[1].Facing dual pressure of land resources bottlenecks and urban industrial structure transformation and upgrading,cities like Beijing,Shanghai,Guangzhou,Shenzhen,Nanjing,Shenyang,Xiamen has taken the lead in the Urban renewal practice in forms of old city’ regeneration,regeneration of villages in the city,the central area’spromotion.In these cities,Shenzhen,as a window of China’s reform and opening up,is also the pioneer of urban renewal practice in China.In 2009,Shenzhen City put forward the concept of urban renewal creatively and introduced the first city government regulations "Shenzhen City Renewal Measures" to guide it systematically.By doing this,Shenzhen began to promote urban renewal fully and systematically,becoming the first city in Chinese Mainland that have entered a new stage of normalized and institutionalized urban renewal.In the following eight years,urban renewal greatly expanded the use of stock lands,but there are some urgent problems to be solved.In particular,as the focus and the difficulty part of urban renewal in Shenzhen City,villages in the city experienced some obstacles in renewal impletion,projects such as Baishi Village,Gangsha Village,Dachong Village lasted more than ten years.The question that how to promote renewal projects of villages in the citymore effectively is an important issue placed in front of the government,developers,property owners and other relevant subjects,and is also a responsibility for Shenzhen to explore and demonstrate.Firstly this thesis started with the development status of urban renewal in Shenzhen,analyzes the development process of Shenzhen city renewal,analyzed the policy environment of Shenzhen city renewal,summed up the implementation of Shenzhen city renewal and its existing problems.Then,through the literature research and expert interviews,this thesis comprehensively identified 29 factors influencing the implementation process of Shenzhen urban renewal projects,and then used the questionnaire survey and Exploratory Factor Analysis to extract the six key factors influencing the implementation process of Shenzhen urban renewal projects,and discussed the relationship between the six key factors by constructing the Interpretative Structural Model.And then selected the Hubei village renewal projects to carry out a descriptive case study,which aimed to further enhance the interpretation of research conclusions.Finally,this thesis put forward four suggestions on the urban renewal of Shenzhen in the light of the problems existing in the urban renewal of Shenzhen,the conclusion of the influencing factors and the case analysis. |
