It isa common view that taking the road of sustainable and modernized development and expanding industrialized residences among the construction industry.Modular SteelStructure Residence is a product and typical representative of the development of industrialized housing.High rate of prefabrication,less environmental pollution,less consumption of resources,reliable quality and high degree of industrialization are prominent advantages of Modular Steel-Structure Residence,but people among the industry have been taking a wait-and –see attitude of this residential system.It is meaningful for the development of the Modular Steel-Structure Residence to analyze the cost components and seek reasonable estimating methods.Besides,comprehensive evaluation research on the benefits of the Modular Steel-Structure Residence will highlight the advantages of the Modular Steel-Structure Residences and provide references for the relevant enterprises to choose the residential systems.First of all,based on the whole life cycle cost theory,this paper constructs the whole life cycle cost system of the Modular Steel-Structure Residence with the boundary of the general cost and module cost.In order to further analyze the cost of this residential system,based on the expert survey results,this paper arrives the research conclusion that the scale economy,project position,integration and module technology is a key factor affecting the whole life cycle cost with the method of AHP and puts forward the corresponding countermeasures from the perspectives of enterprises and the government.Afterwards,this paper innovatively introduces the support vector regression model to estimate the initial construction cost and a method based on unascertained mathematical theory to estimate the future cost in order to establish the whole life cycle cost estimation model of the Modular Steel-Structure Residence.What's more,this paper analyzes the comprehensive benefit which concludes economic benefit,environmental benefit,social benefit and technical benefit and establish the evaluation system of the comprehensive benefit with the entropy method.At last,taking a project as an example,the whole life cycle cost is estimated by using the support vector regression model and the unascertained mathematical estimation method;Based on the estimation results,this paper compares the whole life cycle cost between the Modular Steel-Structure Residence,general reinforced concrete prefabricated building and cast-in-situ reinforced concrete building.The comparative results show that the future cost of industrialized residence was significantly lower than that of the cast-in-place reinforced concrete residence.With the expansion of industrialization of residential construction scale,the whole life cycle cost advantage of industrialized residences will continue to increase.On the basis of the above research,this paper compares the comprehensive benefit of Modular Steel-Structure Residences and the general reinforced concrete prefabricated housing project with the evaluation method.The results show that the comprehensive benefit of Modular Steel-Structure Residence is better than the general reinforced concrete prefabricated housing.
