The development of China’s assembly building industry is in its infancy.The design standards,technical specifications and evaluation system of assembly building are not perfect,which increases the construction cost of assembly house and affects the assembly rate and the promotion of assembly technology.Therefore,it is very necessary to evaluate the overall comprehensive benefit of prefabricated housing according to the characteristics of China’s assembly industry.Based on the life cycle analysis,this study constructs the evaluation index system from the four dimensions of economic,social,environmental and easy to build benefits.The evaluation index is determined by literature search,questionnaire design and expert consultation,and the index weight is determined by AHP.At the same time,the fuzzy comprehensive evaluation model of the comprehensive benefit of prefabricated housing is constructed.Finally,the feasibility of the model is verified by introducing the project cases with different assembly rates to evaluate and compare the comprehensive benefits of the whole life cycle.At the same time,according to the analysis results,the comprehensive benefits of fully assembled housing are the best,among which the social and environmental benefits are the most prominent,and the easy to build benefits are the worst.The economic benefit is related to the assembly rate.The higher the general assembly rate is,the higher the construction cost is,but the use cost of high assembly rate residence will be significantly reduced.In this study,the "easy to build benefit" index is integrated into the comprehensive benefit evaluation of prefabricated housing.It can be used to compare and evaluate the housing with different assembly rates,which is beneficial for the construction unit to choose a reasonable number of floors and assembly rate.At the same time,this study uses the fuzzy comprehensive analysis method to effectively unify some qualitative data and quantitative data in the evaluation of prefabricated housing,which is not only easy and feasible to operate,but also has a certain consistency with the current green housing evaluation,which is helpful for the construction enterprises to apply for the green building evaluation mark.In addition,this study is also used in assembly commercial housing and security housing projects,which can provide reference for local governments and administrative departments to formulate incentive policies suitable for the development of regional assembly industry.
