With the development of our country economic,commercial real estate has become a new profit point for the real estate enterprise.But the traditional project management methods for real estate industry have no longer adapt to today's commercial real estate development and construction,it need to find a new method of project management.Traditional project management are the management of two-dimensional model,it itself exists drawbacks,BIM technology(that is,the building information model)with its own advantages(visual,coordination,simulation,can draw out,optimization).It will make a great contribution to commercial real estate project total life cycle management.The aim of this article is by studying the present situation of the commercial real estate management,found the deep reason of the problem in the whole life cycle of development and construction,and combining with the feature of BIM technology,the application of BIM technology is put forward to solve the traditional commercial projects of various common problems in the process of project management methods:(1)Planning stage,through the BIM information,effectively and timely sharing platform and the 3D model,solved the problem due to insufficient information sharing,communication with project positioning is not accurate,planning and design does not reflect investors thought.(2)Design and construction implementation stage,carries on the BIM collaborative design: through BIM three-dimensional simulation and information sharing,solve the poor design,leakage,convenient drawing change.BIM collision detection: through the BIM 3D simulation and collision detection test,solve the actual problems existing in the construction process of pipeline collision.BIM construction simulation: through BIM 3D,4D,5D model,to solve the two-dimensional time limit for a project plan and the organization is unreasonable,often appear delays,and the management of chaos phenomenon.(3)The operation and maintenance phase,with BIM technology of 3 D simulation and sharing platform,operation and maintenance system architecture,set up equipment operation and monitoring simulation,construction monitoring and control of energy consumption simulation of security management of emergency evacuation simulation,simulation,data analysis and data integration,solved the main rely on operations personnel management mode of the increased cost of manpower,passive management mode and the problem of prevention and control risk.At the same time,this article through the analysis of the cultural and artistic center in the provincial capital Jinan grand theatre project case,to elaborate the technology of BIM in the prophase planning and design stage,design and construction stage,operation and maintenance phase actual effect,validation of BIM in business plays the important role in project management.
