| The study object of this article is project process management of HD real estate.This paper uses key route method,schedule management and control method.In the analysis of delay of first period,based on the known and unknown risk risk,according to the key route of foundation engineering,the main project and outdoor supporting projects,considering that the project funds are not enough,the overall progress control of the second and third phase of the project include control scheme of basic engineering construction,control plan of the main project construction,construction schedule control scheme of supporting engineering measures such as lack of funds.First,earthwork schedule control problem: Through simulation analysis,find the problems in the process of project implementation,use the causality in the quality management of map analysis the find the reasons,and for the two main factors: the rock volume increases,the construction of the rainy season.According to the rock volume increasing,proposed to increase the quantity,high power costs for the construction of the rainy season to discuss excavator,proposed to upgrade the temporary access and modify pit drainage scheme.Second,the schedule control problems of the main part of the project: Through simulation analysis,the progress of problems found in the process of project implementation,use the causality in the quality management of map analysis for the reasons and causes,and for the four major causes: lack of resources,lack of funds,the quality of engineering change and rework.In view of the shortage of resources,manpower,turnover materials and mechanical input are increased in the later period;engineering changes reduce the change through management measures.Third,supporting project schedule control problems: through simulation analysis,find possible progress problems in project implementation process,use the causal relationship diagram in quality management to analyze the causes and analyze the main cause,and for the main reason: cross operation.In the light of the cross work,the paper puts forward the construction and perfect construction organization design.Forth,On the one hand,financing channels are opened up,and on the other hand,the payment process is strictly controlled.Through this study,to solve the following problems: first,consider the equilibrium relationship between the schedule,quality and cost between the three,describes the project quality,how to strengthen the management in the scope of the delay in the schedule,analyzed to meet quality requirements and cost requirements under the schedule control problem;Second,according to the actual project,pre analysis of possible delays in the implementation of the project,put forward systematic and feasible schedule control and adjustment measures. |
