With the rapid development of economy,the construction industry as an important pillar industry of China's economy,has made considerable development.However,China's energy consumption as a major country,the annual energy consumption accounts for about 1/3 of the world,and China's total energy consumption,the construction industry accounted for about 1/3,thus reducing energy consumption,saving construction costs,the development of green Energy-efficient buildings are an important goal of the construction industry.The state encourages the construction of green residential projects to accelerate the promulgation of policies,and real estate industry competition is becoming increasingly intense.At present,the cost of green residential project is higher,the factors that affect the cost are more and hindered its promotion and development.The research on the cost control of green house is also based on the research method of traditional residential cost control.Therefore,in order to control the cost effectively,we must find a suitable method.The paper studies the construction cost of the green house,analyzes the cost based on the life cycle,and analyzes the construction cost control through the systematic research method,Aimed at real estate enterprises to better control costs and improve market competitiveness to provide help and advice.First of all,through the research situation of green building cost analysis,green building technology application and green building evaluation,the author puts forward some problems existing in green housing in our country,such as the lack of technical application,the lack of public opinion,the lack of strict Operation management and services,so as to understand the meaning and characteristics of green residential,and classification of green residential technology;At the same time introduce the principle and characteristics of green housing construction cost control,so choosing the value engineering as the main method of cost control in residential construction.Secondly,the meaning and composition of green residential construction cost are analyzed.according to the different stages of green residential project life cycle,the construction cost is divided into three stages:the cost of decision-making period,the cost of planning and design stage,the cost of bidding and contract phase,the cost of construction stage,the cost of each stage has a different degree of impact on green housing costs.Based on the characteristics of influencing factors of green housing cost,the paper selects 20 factors influencing green housing cost by using factor analysis and SPSS software to determine green house design technology,green house construction level,policy system,green residential project location,material and equipment price,area condition of project,engineering change and claim.Finally,it analyzes the selection of green residential building technology as the object of cost control in this paper.Again,this paper use engineering principles to control the cost of green residential construction.Due to the limited service life of green residential construction technology,the evaluation index system of green residential building technology is established by considering three aspects of technology,economy and environment.The weight of each technology is calculated by using analytic hierarchy process,and the functional coefficient in value engineering is obtained.The calculation of the value of the technical scheme provides the basic data,and finally the green building technology is selected.Finally,the value engineering principle is applied to a green residential construction cost control,and the best scheme is selected from the three alternative technical schemes.Through an example,it is proved that the construction cost control of green residence is effective and feasible.
