Since the last century,China's residential development industry has developed rapidly while also consuming a large number of domestic resources,and the residential industry has begun to set off a "green tide".Based on the "CECS 377-2014 Green Settlements Standard",this paper studies the cost control process of green factor input in the development of Changfa Tianxi(hereinafter referred to as CF)project from the perspective of investors,and finds ways and means to ensure the completion of the economic and social objectives of project investment in the development of green settlements.CF Green Residential Area Project is located in the eastern suburbs of Nanjing,with Kirinko Park in the northeast and Jiangning University Town in the south.It will be a key area for Nanjing to build and upgrade in the future.By investigating the implementation of the index of green residential area evaluation system in CF project development and construction,the process of project cost control is studied.Under the basic principles of engineering cost control in the whole process,the cost control in the design stage is emphatically analyzed.The design stage is the most plasticity stage of the green residential construction project,and also the stage with the greatest possibility of saving project investment.But for a long time,the cost control in the design stage is the weak link of all enterprises.In view of this phenomenon,this paper studies the cost control in the design stage of green residential construction project combining with the theory and method of project cost control.Chapter 1:Through reviewing and analyzing the current situation of domestic real estate development and the construction of green residential areas,the research background is pointed out,and the necessity and importance of cost control of green factor input in green residential development are discussed.Chapter 2:Introduces the construction of CF green residential area project,studies the application of CF project to green residential area index,and provides basic data for cost control research.The third chapter:using comparative induction.Combining the basic theory of real estate investment composition and cost control,this paper puts forward the key points of cost control in green residential development.Chapter ?:Combining theory with practice,this paper demonstrates the cost control method and control effect in green residential development with an example of Nanjing CF green residential project development,emphasizes the importance of cost control in design stage,and puts forward suggestions on the key points of cost control in green residential investment..The fifth chapter:conclusion.This paper puts forward the whole process control principle,which focuses on the planning and design stage,in the project cost control activities of green residential areas.
