Study On Risk Management Of Real Estate Project Of A Military And Civilian Construction

In recent years,with the deepening of the reform of the national economic system and the opening of the real estate market,the contradiction between the supply and demand of the housing and the housing in the army is very urgent.To this end,the army put forward the "unified planning,centralized management,cost-effective,to the housing fund of the housing" principle.In the real estate development activities appeared in the "army and the real estate" mode,this mode provides land by force,local real estate developers responsible for capital construction and management,the final completion of the house,except to a certain proportion of the housing units party,remaining as part of the sale of commercial housing management remuneration.This model is hidden behind a huge risk,this paper focuses on the risk management of this model.In this paper,a retired cadre of rehabilitation project as an example,a detailed study of risk management.1,Studies the present situation of domestic and foreign real estate risk management,combined with the related theory and method of risk management,especially on the real estate policy,some cadres leaving the rest transformation project is divided into four stages: the project investment decision-making stage,preparation stage,construction stage and project rental stage.The risk identification,evaluation and analysis of the four stages are carried out,and the measures to deal with the risks are put forward.2,The risk assessment process use balance method and sensitivity analysis method of some cadres leaving the rest project were analyzed,to find out the risk factors existing in the project,combined with the actual situation,put forward the measures of risk.3,On the basis of detailed analysis of the project,the paper puts forward the specific measures to deal with the risk,the project cost,time limit and quality control,effectively improve the level of enterprise risk management.At the same time,the research results of this paper can be applied to other similar projects in the army,which can provide some reference for the similar projects.
