| In recent years,the real estate industry has developed rapidly and become an important force to support the sustained and stable growth of the national economy.However,there are also some potential factors affecting the development,such as large inventory and high housing prices.Current affected by the epidemic,economic situation is undergoing significant new changes at home and abroad,promote industrial structure adjustment in our country,the real estate business face serious problems such as cost,shortage of funds,combined with the market competition and the lack of the consciousness of risk management,the risk of real estate developers are facing increased,to strengthen the risk management is imminent.This paper starts from the perspective of real estate project risk management,draws on the research results of project risk management at home and abroad,and uses the research method of combining quantitative analysis and qualitative analysis to make an in-depth analysis of the risk management of YH Real Estate Company F project.The thesis is divided into the following parts:One is the background significance,research current situation analysis and the theoretical basis,combining with the actual interpretation of real estate development project is under the influence of epidemic research significance,it is concluded that the Chinese and foreign experts and scholars read a large number of Chinese and foreign literature study of the similarities and differences,to determine the main research contents and methods,the related theory are summarized,classification,characteristics and risk management of real estate development project is clear.The second is the analysis of the current situation of F project risk management,the basic situation of YH company is analyzed,the research of the current situation of project risk management is conducted by using the survey interview method,and the problems existing in project management are explored.The third is the risk identification of F real estate project.Two rounds of research are carried out by using the Delphi method.By identifying risk factors in four stages of project decision-making,preparation,implementation and operation one by one,17 major risk factors are obtained.The fourth is the risk assessment of F real estate project.Analytic Hierarchy Process(AHP)is used for comprehensive assessment and analysis.According to the composite weight,the factors with higher risk level are determined as follows: Sales risk(0.1815),project development mode risk(0.15),investment timing risk(0.1139),pricing risk(0.0833),financing risk(0.0773),project feasibility analysis(0.0751),project security risk(0.0503),contract risk(0.0485).Fifth,the risk control strategy of F real estate project,which puts forward corresponding strategies for the development mode,investment opportunity,bidding and financing,construction safety,marketing mode and other risks in the four stages to reduce project risks.Sixth,conclusion and prospect.Summing up and analyzing the risk management situation of F project,and looking forward to the research direction of the project.It is hoped that the research and analysis of this paper can provide some reference for the risk management of the same type of real estate development projects. |
