The construction period of real estate development project is long and the investment amount is large.Under the influence of national policy regulation,"real estate does not stir fry" shows the central government’s determination and confidence in the regulation of real estate.It no longer uses real estate as a means to stimulate the economy.Its purpose is to get rid of the dependence of national economic development on real estate,and transfer the national economic development to the development of real economy and to high-quality development.With the increase of real estate development enterprises,the market competition is becoming increasingly fierce,and the risks of real estate development projects have been fully presented.It is of great significance to strengthen the research on risk management of development projects to promote the sustainable and healthy development of real estate enterprises.According to the research results of risk management and risk management theory at home and abroad,taking Licheng Bay real estate development project as a case study,this paper combs the research results of risk indicators of real estate development projects through literature synthesis method,and uses expert survey method to study and screen the risk primary selection indicators of Licheng Bay real estate development project,and constructs a risk evaluation index system composed of four first-class risk indicators(planning and design risk,construction proposal risk,sales management risk,other risks)and 18 second-class risk indicators.At the same time,under the guidance of analytic hierarchy process,the paper uses expert survey method to design the weight of the first level index and the second level index.The results of risk assessment show that the overall risk U value of the project is 6.34,which belongs to the "low risk" level,among which,the sales management risk belongs to the "general risk",and the planning and design risk,construction risk and other risks are all "low risk".According to the results of risk assessment and analysis of Licheng Bay real estate development project,guided by the risk control theory,based on the actual situation of the project,the project risk control strategy is proposed.(1)The control strategy of planning risk is put forward from financing risk,bidding risk,design risk and contract risk;(2)Construction risk control strategies are proposed from the aspects of construction period risk,cost risk and quality risk;(3)Sales management risk control strategy is put forward from the aspects of market risk,price risk and marketing risk;(4)Other risks from the policy risk,environmental risk and disposable income risk of urban residents put forward control strategies.
